Equitable House:
We were asked to be involved in this project due to an existing relationship with our client (building landlord). The building was original designed by Warren and Mahoney and constructed in the 1970.
The project was procured in a "open book negotiated manner". Our QS team provided a budget for the client / insurer and tracked the project against this. Monthly reports were compiled by our office advising the client of the projects status in all facets of the contract (Quality, Financial, Timeline, Health & Safety, Project risks and compliance).
The building was also impeded by a CERA notice (from neighbouring building) in which our building required a bespoke Gantry to be designed and erected to protect the building and it works (and later inhabitants) from any future risks posed by the neighbouring building.
Full external envelope repairs were undertaken consisting of Façade panels, window joinery and roofing
The scope of work increased as the project progressed. The ground floor slab was replaced and various structural repairs and strengthening works were commenced throughout the building. New seismic ceilings were designed for all levels.
A full life systems upgrade was undertaken throughout the building consisting of fire alarms, sprinklers and emergency lighting, passive fire separations between all fire cells.
New fast tracked tenancy fit outs were accommodated for the Christchurch City Council on levels 3, 4 & 5 whilst the remaining building was under repair. New office fit outs were also undertaken on level 6 and on level 2 an apartment was undertaken.
Staged occupations took place as the project continued and staged compliance was required for occupation of each area which were managed by the Image project team.
